Staged® Homes traditionally present themselves better than the competition by being clean and neutral, clutter-free, and ready to show perspective buyers.  Our goal in staging® is to reduce the number of days on market and sell the home at the highest possible price regardless of the market.

The seller’s home is probably their largest investment.  Sellers they need to “Detail their Home like they would Detail their Car” when preparing their home for market.  Homes should be “Q-Tip” clean!

Sellers they need to stage® both the interior and the exterior.

Curb Appeal Working for You

Not too long ago a real estate agent told me about an experience she had while showing homes to a buyer.  They pulled up to a listing that was on their radar, but once they saw the dismal curb appeal they told this real estate agent that they didn’t want to go inside.  If home owners neglect the exterior of their home, people assume the entire property is neglected.  The first impression when a potential buyer drives up to your home is critical.

Buyers spend a lot of time on that front porch waiting for their agent to get the key out of the lock box and let them see the home.  They will notice things like dirty windows, peeling paint, burnt out light bulbs, neglected caulk, wood rot, and more!  Here is a list of questions to ask yourself when Staging the exterior of your home:

Is your landscaping overgrown?  Does it block the view of your home or the light coming through the windows?  If so, it’s time for a trimming, possibly even removal of the matured landscaping and installation of new, depending on the price point of the home.

Is your home for sale during fall or winter?  If so, it is extremely important that you keep up with your landscaping regardless of the falling leaves or snow.

How do your landscaping beds look?  They should have fresh mulch and live plants in them, not ones that are dead!

Is there moss or mold growing on your driveway, sidewalks, or front porch?  If so it’s time to pressure wash.  This includes the exterior of your home and any decks or patios as well.

When you look at your home’s exterior do you notice any clutter such as unused gardening equipment, flower pots, or children’s toys?  These items need to go into storage while your home is on the market.

Is the color of your shutters and front door dated relative to today’s color palettes or have they remained unchanged since when the home was built?  If so, repaint them a more traditional color such as black or red.  Repaint the entire home if necessary.

Is there damaged shingles or debris on the roof?  These items should be addressed prior to listing.  Gutters need to be cleaned out as well.

Autumn Frost Avenue Staging

This week our team staged a large, full brick home in Troutman. The existing paint colors presented a bit of a challange at first, but when faced with a budget, it made more sense to bring in furnishings versus repainting the entire home. While most of the space was “neutral” (key when selling), it did feel a bit stark. There were also a few rooms with dark accent colors reflective of the sellers taste. Through the magic of staging we were able to bring in furnishings and accessories that updated the look of the entire house, while working with the current color scheme. For the rooms that were stark we brought in moveable color for warmth via framed art and textiles such as furnishings, throw pillows, and bedding. We did the same for the darker colored rooms but brought in specific staging items that would pull it all together so the color choices made more sense.

This home has spacious and open floor plan with hardwoods, tile, and carpet. The main living area boasts not one but two fire places in the living and keeping rooms. The kitchen is large with a breakfast bar that can easily seat four in addition to a separate breakfast seating area. The kitchen has upgrades including granite and stainless steel appliances. There is a large sun room that could also serve a potential buyer as a game room or kids play room. All bedrooms including an extensive master suite are located on the second floor. The master suite includes a sitting room that could be used as a home office, reading room, house exercise equipment, or serve as a nursery for a baby’s first year.

We had a great time Staging this home in Matthews, NC (just south of Charlotte) on Thursday! This ranch home has been completely renovated from top to bottom. The exterior has been newly painted with a gorgeous designer color palette and has awesome curb appeal. A new deck installed on rear of home will be great for potential buyers who like to entertain.

The interior boasts new hardwood floors throughout the main living areas with new carpet in all three bedrooms. Silchester Lane Staging

This week we staged two great homes – one in Charlotte and the other in Matthews. The first home is located at 5506 Silchester Lane in Brantley Oaks subdivision. This is a beautiful neighborhood with well-kept landscaping and amenities such as pool, tennis, and playgrounds for those with young families.

This full brick home is spacious with many great features. We would like to highlight the beautiful hardwood floors throughout the main level. There is a fireplace in the formal living room and the family room is huge. The kitchen has recently been updated with gorgious granite and tile backsplash. Bungalow Staging in Charlotte

We wrapped up this week’s staging project this morning at 2612 Merion Hills Court in the subdivision of Chatham. This house was built by Saussy Burbank and it is adorable!

The exterior of this home is constructed with Cedar Shake, Fiber Cement, and Hardboard Siding. It’s brick steps, front porch, and red door give it great curb appeal. Inside you will be greeted with hardwood floors and a formal dining room that leads into the kitchen with its maple cabinets and Corian counter tops with tile back splash. It’s open plan with breakfast bar adjacent to living room makes this home great for entertaining. On the way upstairs you will see the spacious laundry room and two-car garage!

On the second floor you will find a master suite with walk-in closet, private bath, and built-in computer niche. This home in Stoney Creek is new to market this week!  We finished Staging this home Monday morning prior to professional photography.  We believe if the seller invests in professional Staging, we should invest in professional photography to capture the size and scale of each room via proper lighting and camera lens.  This will make the property standout in the MLS online and bring more buyers through the door.

Specific details pertaining to this property:  This is a four bedroom and two-and-a-half bath home, and the fourth bedroom is large enough to also serve as a bonus room should the buyer desire.  The entire interior was just painted neutral beige (Sherwin Williams Kilim Beige to be exact), and new carpeting has also been installed throughout.  The lighting has been updated as well.  Roof has recently been replaced with architectural shingles.  Refrigerator and Home Warranty are included.  Convenient location with lots of shopping close by.  We hope you enjoy the photos of our work!

The Southern Bonus Room

When I moved to Charlotte, North Carolina more than ten years ago, I had never heard of a “bonus” room before.  I grew up in the Midwest in a small town near Milwaukee.  All homes had a basement.  Unlike homes in the north, many southern homes have a bonus room commonly located over a garage or in an attic.  These rooms are not considered a bedroom because they frequently lack closets and sometimes have reduced ceiling heights or other less desirable characteristics.  Bonus rooms are commonly used as additional family rooms, hobby rooms, game rooms, or home theater spaces.

Last year I set up an account on Houzz.com.  This site is a where professionals such as architects, general contractors, interior designers, and home stagers can upload photos of their projects to showcase their work.  The general public can visit the site for ideas for their own homes, create their own idea books, and post comments and questions to the designers.  While the projects included in my account are limited, over 1,300 people have added one of my Cornelius bonus room makeovers to their favorites.  Houze also selected it for one of their weekly Ideabooks  titled “Game Rooms: Carve Out a Place for Fun.”  Here is a link along with before and after pictures of this Bonus Room.  See what you think.
